The full letting service includes the following

A free rental valuation and assessment of the property.

Advertising of the property on Daft .ie.

Arrangement of viewings of the property by appointment.

Ensure that any potential tenants are vetted through their previous landlord and their employment references.

Registration of the property with the RTB.

Collection of one month’s rent in advance and a security deposit equal to a month’s rent.

All tenants will be required to sign a lease. Special conditions may be added to the lease if required.

We supply a full inventory to the tenants at the commencement of the lease and this is then verified on check out.

Utility bills will be transferred to the tenants’ names with immediate effect.

We have experience in the area of property maintenance and have built relationships with contractors who offer professional service at a value for money price.

All rents collected will be forwarded to the landlord on a monthly basis after deduction of our management fee and any other expenses incurred such as general repairs, maintenance etc.

Your statement and commission invoice will be emailed to you each month.

Any late payments will be followed up as soon as possible.

We are the tenant’s point of contact should any problems arise.

Garden / outdoor maintenance is the landlords’ responsibility, but can be arranged by us if required.

The landlord is consulted on any major or unusual maintenance issues.

Regular inspections are carried out on the property to ensure all is in proper order.

At the end of each tenancy, we will inspect the property. Any damage caused by the tenants, will be deducted from the security deposit. Any repairs will be carried out as quickly as possible in order to put the property back onto the rental market.

Landlords are consulted if we feel that the property needs any painting or refurbishment.
